Hotel L-Ermitage expands

On the 18th of October Hotel L-Ermitage OÜ and AS Oma Ehitaja signed a general contract to expand Hotell L’Ermitage. The hotel is situated in Tallinn, Toompuiestee 19.

Hotel L’Ermitage will have a new conference centre and 31 business class rooms. The extension  is designed by Architecture Office Pluss.

The construction works start in November. The hotel can welcome it’s guests in the new rooms in the beginning of 2014.

Oma Ehitaja will start a new project in the center of Tallinn

On the 17 th of August 2012 AS Oma Ehitaja and OÜ BHK Tallinn signed a general contract of building Jõemaa Culture Center in Tallinn, Tatari 24. 

Christian-oriented culture center designed by an architect Mari Kallas from architectural design office KMK Stuudio OÜ.

The building complex is designed for youth work, where there are lecture and course rooms, a conference room, hobby group rooms necessary for the activities, a Catholic service chapel, accommodation and service area for visiting lecturers. The three-storey building net area is approximately 1600m².

The building of the Cultural center will be completed in the autumn of 2013.

Oma Ehitaja builds a new G4S headquarter

On 20th of February AS Oma Ehitaja and Wilson Kinnisvara OÜ signed a general contract of office building construction in Tallinn, Paldiski Rd. 80.

Designed bySalto AB, 8 – storey building´s net area is 6805 m2, plus one floor underground parking lot with net area 1490 m2. Office buildings anchor tenant is Estonias biggest market size security company G4S, who will start using 7 floors in this building.

Construction works must be completed in February 2013.

Vocational Education Centre of Pärnu opened a new car and metal specialties study base

On the 10th of November Pärnu County Vocational Education Centre opened a new study base. Car and metalwork specialties learning and practice base in Niidupargi learning complex was designed by OÜ EMP A&amp***I and built by AS Oma Ehitaja. This learning complex was delivered to the contracting entity by the builder in September, opening ceremony was waiting for the interior installation of 100%.

On the first floor of a new three-storey 2937, 8 m² training base is car and metal specialties study-workroom / car laboratory and metal workshop. On the second and third floor are academic laboratories with washing and dressing rooms and rooms for vocational teachers. In addition to training complex, a car driving training ground. was also built for Vocational Educational Centre.

University of Tartu opened Philosophicum

23. September, 2011, under the leadership of Tartu University Rector Alar Karis, opened philosophy departments in newly renovated school building. 2 Jacob Street school building was completed in the Faculty of completion of construction of the campus, which has been awaited for years. According to Dean of the Faculty of Philosophy Professor Valter Lang, never before have there been as good working conditions than now have linguists, philosophers, semiotics and archaeologists and all aspects should be pleased with the students also. The Faculty of Philosophy campus, located in the downtown, will now be called Philosophicum.

Building renovation works lasted for almost a year. Despite the traditional old building renovation surprises and large change in the Estonian construction market last year, issues raised by the customer were solved constructevly and Oma Ehitaja fulfilled its contractual obligations properly. University’s new academic building was given to the research staff and students use on time. 2 Jacob Street building renovation is one of the few construction projects in 2010 launched by the University, which began and ended by the same builder.

AS Oma Ehitaja will modernize Ida-Viru Central Hospital.

On 27th of July AS Oma Ehitaja and Ida-Viru Central Hospital signed a general contract of the first phase of construction works of Ida-Viru active treatment compound.


A new modern hospital complex will be built in KohtlaJärve Ahtme district to the existing housing. In the first stage of construction will be built ready the core part of active treatment compound&nbsp*** &nbsp*** the emergency department to treat patients with the necessary diagnostic and emergency services, maternity unit, intensive care department, operating unit, accommodation rooms and surgical departments, day surgery unit. Housing construction, representing a total of 12 000 m2 gross area.

This allows the hospital to stop the relocation of Anesthesiology and Intensive Care and Emergency Service Department in two duplication blocks, which is important from an economic point of view, as well as increase patient safety through the concentration of complex structures in one location.

IdaViru Central Hospital active treatment complex construction works end in the first quarter of the 2013th

Otepää was the first municipality in Estonia to reach the finish line in the water resources management project.

On 30 November, the final ceremony was held, replete with fireworks. This is the first water resources management infrastructure project to be completed in the new structural fund period (2007-2013), which puts the final touch on Otepää’s longstanding work to develop the city’s public water supply and sewerage system.
Cohesion Fund assistance was used to complete the renovation of the entire city’s water supply and sewerage pipes and water treatment plants. One wastewater treatment facility was added while the existing plant was improved. The entire wastewater collection area is now completely covered by new pipes and all prospective customers can now be connected to the Otepää water supply and sewerage system. Oma Ehitaja, in cooperation with Viimsi Keevitus, performed construction and renovation work on waste water treatment plants in the framework of this project.

Oma Ehitaja is about to start carrying out a major project at Tallinn University – the construction of the new SILVA research building.

On 10 September, Tallinn University and AS Oma Ehitaja signed a contract for the design and construction of Tallinn University’s new research building. In the framework of the project, the existing complex at Narva mnt. 25/27/29 will be modernized, in the course of which a total of 10,000 m2 of new floor space will be added for research and development at Tallinn University. Designed by architect Ignar Fjuk, the schematic design envisions the complete renovation of Narva mnt 27 and an addition to Narva mnt 29 – an additional storey will be added to the side facing the street and the development of premises meant for joint use in place of the current colonnade and foyer. In addition, a new six-storey annex will be built on the interior courtyard of Narva mnt 29, which will tie the entire complex together into a whole. The research building will be the home of Tallinn University’s institutes engaged in national priority areas (bio and material technology, information and communications technology, environmental science), new laboratories, a library and conference halls will also be built in the building.

Tartu University and Oma Ehitaja AS signed-in a general contract of constructed works for Philosophy educational building of Tartu University

On 6th of July Tartu University and Oma Ehitaja AS signed-in a general contract of constructed works for Philosophy educational building of Tartu University. During the project ex- Chemistry educational building of TU, situated in Jakobi street 2,&nbsp*** will be reconstruct to new modern educational building, where starts to learn future philosophy students.

The building designed by architects P. Mielberg and H. Sultson and built in several stages from 1939-1942 has value in terms of heritage protection. Therefore, the reconstruction design by architect Jane Pärnamaa aims at maintaining the original spatial planning as much as possible. The building to be renovated has four floors. On the ground floor the dean’s office and a big circle auditory will be located. On the first and partially on the ground floor, the learning classes of the language centre, the offices and the lecture halls will be located. The second floor has been designed for the institute of philosophy, ethics and semiotics, the third floor is for the institute of the Estonian language and general linguistics. The basement of the building and partially also the ground floor will be at the disposal of archaeologists. The whole building will be reconstructed as an educational building with modern learning and working conditions. Building is with closed net area of 7916 m2.

Construction works begin in any weeks, works will began in new building in Autumn 2011.

AS Oma Ehitaja and Metus-Est AS signed a general contract of construction works for an office and production building in Tabasalu

On 10 June AS Oma Ehitaja and Metus-Est AS signed a general contract of construction works for an office and production building in Tabasalu, Ranna street 18.

A new production hall with the accompanying office space will be built for one of the leading companies in Estonia in the field of glassed aluminium and steel profile fillings.  Simple by its design and volume, while still meeting the requirements of the contracting authority, the functional production hall has been designed by the architecture office Ehala & Irik. Construction works will begin promptly and completed building will give over to customer in December this year.

AS Oma Ehitaja and AS Otepää Veevärk signed-in wastewater design and construction agreement

On 5th of&nbsp*** April AS Oma Ehitaja and&nbsp*** AS Otepää Veevärk signed-in wastewater design and construction agreement.

In accordance with the contract, the existing wastewater treatment plant of the city of Otepää will be renovated and a new so-called substation wastewater treatment plant will be constructed with a pollution load of 500ie. Oma Ehitaja will perform all of the design development and construction work necessary to implement the project.

&nbsp***The preparation and design development work will begin promptly, construction works in Otepää are planned for summer months. According to the contract reconstructed&nbsp*** wastewater treatment plant will give over to customer after 6 month from signed-in an agreement.

Project is financed by resource of Europe Union fund “Veemajanduse infrastruktuuri arendamine“.

TUT Library building is open for visitors

On 11 November, the opening ceremony for the new research library building of the Tallinn University of Technology (TUT) took place in the framework of the 90th anniversary of the TUT Library with the President of the Republic of Estonia in attendance.

Delivered to the contracting entity by the builder already in summer, the library is comparable to the world’s best libraries in terms of functionality and technological and architectural design. The library is unparalleled by other public buildings in the city with its distinctive architectural and interior design solution. A weatherproof polymer printed fabric covers the building. Filled with fibres arranged in a lattice structure, this membrane is fastened to the building’s metal framework and also serves as a light filter. Such a facade solution is unprecedented in Estonia. The working environment has also been designed on a high technical footing and the interior climate in the building is regulated by technical systems.

The library, hitherto scattered among six different buildings, is now finally under one roof. With over 700,000 volumes and space for 500 readers, the library represents a marked improvement in working conditions for students and researchers.

According to the rector of TUT Mr.Peep Sürje, Estonia’s most modern library is expected to become the new heart of the campus in the Mustamäe district of Tallinn.

This is a 5 storey building with underground parking space as well, with closed net area of 11&nbsp***294 m2. Construction works started in January 2008 and extended 1,5 years at all.

First brick has been built in for Rakvere´s new Police Department and Rescue Board Office

On Friday, 6th of November AS Oma Ehitaja has ceremonially build in a first brick for Rakvere´s Police Department and Rescue Office.

In Kreutzwaldi street 5a U-design building, with a net area of 5500m2 are planned necessary work rooms and also there will be for example rooms for pre-trial detention and for sobering down and a space for rescue and fire trucks. The construction project was designed by AS Amhold.

Following the words of Riigi Kinnisvara AS chairman of the board Jaak Saarniit, it was a first time, when the Government has looked for privat investor for build above object with his own charges and rent this after to Riigi Kinnisvara AS.

According to the contract, OÜ Superficarius will start the construction works on 24 July this Year.

Väike-Maarja Water Resource Project design, constructional and monitoring agreement was contracted

On 5th of November in Väike–Maarja Municipality signed-in design, construction and owner´s monitoring agreement for Väike-Maarja water resource project planning and FIDIC Inseneri services rendering contract.

The customer of works and services is OÜ Pandivere Vesi which belongs to Väike-Maarja local community.

Consortium in corpore AS Oma Ehitaja and AS Viimsi Keevitus begins to carry on design and construction works. In work capacity is to build-on a 2 sewage pumping stations and also 7,8 km water pipe line and 5,9 km sewer pipe way design, build and reconstruction in Väike-Maarja hamlet.

Consortium in corpore AS Taalri Varahaldus and SIA Firma L4 begins to render owner´s monitoring and FIDIC Inseneri services.

Design and geodetic research start´s up in the near future, construction works is planned on the beginning of the next year. According to the contract, all projects will be completed in the spring of 2011.

The home of song leader Gustav Ernesaks is open for visitors

The opening ceremony for the former house of Gustav Ernesaks, located in Kadriorg on Oru street, was held today. The house was the song leaders home during the years 1953 – 1993.

Construction works began in the house in April this year and the house has been thoroughly reconstructed. Efforts have been made to retain the original and cosy interior design inherent to the owner and to the era. The decor has a lot of characteristics related to the era that are mixed with ethnical interior elements.

The house will be in the care of Eesti Kontsert and it will serve as the housing for foreign interpreters who are visiting Estonia. All the rooms are named after conductors of Estonian National Male Choir through the years. The Estonian Music Museum’s department has also found it’s place in the building, it’s exhibits should convey the presence of the Estonian song leader.

Prisma Peremarket construction started in Narva

A cornerstone ceremony was held on September 20 for the new shopping centre in Narva, Kangelaste tee 29.

The design and construction contract for the new PRISMA hypermarket in Narva was signed by AS Oma Ehitaja and a Finnish real estate development company already in the beginning of this year. Thus far the necessary detail and construction project for constructing the centre was being put together, headed by Oma Ehitaja. On the 18th of August, Narva city administration decided to issue a build permit for the centre and with it construction works on site will start immediately.

According to the contract, the new shopping centre has to be completed by next fall, at which time the first PRISMA family market outside Tallinn will open in the centre.

The new centre will have a general area of 13 200 m2, of which sales area will form approximately 9 000 m2.

Tallinn’s Vabaduse väljak is open for citizens

On August 19th 2009 AS Oma Ehitaja handed over Vabaduse väljak and the underground parking lot to the City of Tallinn. At sunset on Independence Day mayor of Tallinn Edgar Savisaar pronounced the square officially opened.

During the last year (construction work began on August 2008) the construction process passed smoothly through different development stages. The starting period was characterized by large-scale archeological researches and excavations, lasting altogether 8 months. The archeological researches were carried out on an area of 5 000 m², including Medieval coatings and 2000m² of Mesolithic coatings. At the same time the parking lot indent excavation took place  (altogether 60 000 m³ of soil was moved) and the building of the support structures for the underground parking lot. The largest amount of work was constructing the parking lot’s concrete structures. Close to 9 000 m³ of concrete was poured, 8 500 tons of reinforced steel was installed and 47 km of residual stress cables were placed. During the last 4 months the design and construction of offices under the square took place. Medieval town walls have also been preserved and exposed in the parking lot.

During the building work in the last year Oma Ehitaja engaged close to 40 subcontractors and roughly 100 workers every day.

The completed working site building area is 10 400 m², which includes 5 700 m² of the parking lot and 1 300 m² of rentable offices. Under the square there are parking spaces for 123 cars, Ahhaa science centre, youth centre, introductional exhibition about the square’s history, cafe, toilets and support point for municipal police.

For the builders, this was a construction process that required a multitude of skills and a very good know-how of project management, which Oma Ehitaja completed successfully by fulfilling its contracted duties on time and accurately.

The construction of Rakvere’s new Police Department and Rescue Board Office starts in August

The construction contract for Rakvere’s new Police Department and Rescue Board Office was signed by Riigi Kinnisvara AS and OÜ Superficarius on July 24th. According to the contract, OÜ Superficarius will finish the construction works by the end of 2010. The construction project was designed by AS Amhold. The new multifunctional building will be used by Lääne-Viru Rescue Service and Rakvere’s Police Department. It will have a net area of 5500m2. In addition to the usual everyday office rooms the building will also have a shooting gallery.

AS Oma Ehitaja will start with the construction works in August.

Eesti Kontsert will reconstruct former home of song leader Gustav Ernesaks

On April 7th 2009, RE Eesti Kontsert and AS Oma Ehitaja signed a build contract for the reconstruction of an apartment building into a guesthouse of Eesti Kontsert, on Oru str. 10, Tallinn.

The apartment building was originally built in the 1950s for the composer and choir master Gustav Ernesaks. According to the contract, the building will be reconstructed and the surrounding ground will be spruced up, while preserving the cosines and original design that was characteristic to the owner and that era. Interior decoration will retain characteristics of the era while mixing with ethnical interior elements. After completion the building will also house a department of the Estonian Music Museum and the exhibits on display should convey the presence of the Estonian song leader.

Construction project is designed by architects Luhse  &amp*** Tuhal OÜ, author of interior design is Mareliis Raid.

According to the contract the old house should have its new look and all the work should be done by the end of August.

Construction of Pärnu city representative hall starts

In the end of October, Pärnu City Government and OÜ Steniard signed a contract for a new sports hall in Pärnu. According to the contract Steniard is obligated to build a representative sports building for Pärnu by project designed by OÜ Meistri Projekt. Steniard must also find the necessary financial means to build the sports hall. City of Pärnu will buy the sports hall building from Steniard in 7 years starting from 2011, by paying monthly payments for the use.

The representative hall of Pärnu has a contest and a training arena for volley- and basketball players, chess and table tennis players, gymnasts, martial arts and aerobics practitioners. There is also the possibility to play floor- and handball. The height of Pärnu sports hall is planned 15m, building net area is 5700m². The main hall has an area of 2040m²*** it holds three volleyball or basketball arenas that can be separated with curtains or it can hold the main arena which has on the one side a stationary tribune on the second floor (with 392 seats) and on the other three sides removable tribunes. Altogether there are places for 2013 onlookers, which include 6 places for wheelchairs. By removing the tribunes it is possible to use a field that is 57m long and 37m wide. Besides the main field there are also three smaller arenas: a 435m² martial art and a table tennis hall, a 213m² wide gym and a 178m² aerobics hall. Chess players will have a hall of 75m² to use, which can also be used as a meeting room.

Sports building is built in cooperation between OÜ Steniard and AS Oma Ehitaja and it should be ready by October 2009.

Arctic Sport opened a new clubhouse in Tartu

Building work for Arctic Sport clubhouse began on January 2008 and the completed building was handed over on time, 15th October 2008. The three-storey clubhouse has an area of 3200 square meters and it holds 350 people at one time in different halls and swimming pools.

Chairman of the Arctic Sport board Andrus Kurvitsa says that the new clubhouse has a wider training area, rooms have modern solutions and design has been inspired by solutions from other countries.  The club will employ 45 trainers. Up to 120 group sessions is planned for one week. In addition to the traditional gym there are 4 group training halls: aerobics, Mind&amp***Body studio, Small Studio, inner bicycle hall and a full-size swimming pool. Arctic Sport’s new clubhouse is different from the other clubs in Tartu because children have also been considered. When parents are visiting the gym or the swimming pool then children can be in a playroom with a sitter free of charge. The new sport club has also facilities for handicapped people, on the first floor there is a swimming-pool and a gym, with equipment that is easier to use.

Oma Ehitaja will build Tallinn’s Vabaduse square underground parking lot

On August 4th, Town of Tallinn, Teede Projektijuhtimise AS and AS Oma Ehitaja signed a build contract for Tallinn’s Vabaduse square underground parking lot. The project of the underground parking lot and square is designed by OÜ Alver Trummal architects winning work by Sweco Projekt AS. According to the contract the town square must be completed by next year’s summer. Construction works will begin in few weeks.

AS Oma Ehitaja 2007 audited economic results

Construction and real estate development company Oma Ehitaja’s turnover on its second business year was 576 million Estonian kroons and net income was 43 million Estonian kroons. Compared to last years results the turnover grew two times (in 2006 the turnover was 289 million kroons) and net income grew more than six times (in 2006 net income was 6,4 million kroons).

The majority of business capacity was engaged in design and constructional service. Rest of the turnover came from the companies own real estate development projects.

In 2007 major completed projects were department store “Kaubamajakas” expansion in Pärnu, office building and restaurant Mercado in Tallinn Ülemiste City, Pärnu County office building, AS A-Selver Köök production building in LasnamäeIndustrial Park and Balti Autoosade AS selling centre in Rae County.

New department store in Pärnu

On April 10th 2008, AS Oma Ehitaja and OÜ Noricus signed a design-build contract for a new department store in Audru, near Pärnu.

According to the contract AS Oma Ehitaja will design and construct a 2-storey department store near Pärnu–Lihula highway with a net area of approximately 16 000 m?.

Designing the building will begin immediately. Constructional work is planned to begin in autumn 2008. According to the contract the department store should be ready for Christmas 2009.

Põhja Police Prefecture gets a new office building

On March 12, Riigi Kinnisvara AS and AS Oma Ehitaja signed a construction contract for Põhja Police Prefecture’s new office building which will be built on the plot at Kolde pst 65.

The office building will be constructed after the project made by AS Nord Poject. It will be a 3 storey modern office building with heightened security requirements with closed net area of 4050 m2. On the first floor will be rooms for citizen services, internees and for interrogations. A separate building part will be constructed for sports hall and dressing-rooms.

On the second floor there will be departments for constables, criminalists and investigators, also archive repositories.  On the third floor will be management offices, learning rooms and rooms for technical support.

The construction starts in a few weeks and the building will be completed in the spring of 2009.

New sports club building in Tartu

On the 31st of January Oma Ehitaja and VWF Kinnisvara OÜ, doing business as famous brand Arctic Sport Club, signed a construction agreement to build a sports club in Tartu on Anne Street. The architecture of the new sports club is a creation of architect Hannes Tilk  from Green Building Development architecture office. A swimming-pool, aerobics room, gym, spinning room and a yoga hall also with the necessary service and dressing-rooms are planned in the new club building. The building’s closed net area is ca 2650 m2 in all.

Construction works will begin immediately and the new sports club will be opened for visitors on October of 2008.

TUT library construction starts

On the 30th of January Tallinn University of Technology and Oma Ehitaja signed a general contracting agreement to build a new library for TUT. According to project made by Agabus, Endjärv Truuverk Arhitektid OÜ architecture office, a 6-storey representative library building will be constructed on TUT Campus area, beside a new Economics Faculty building. On 5 ground storeys reference rooms, reading rooms, office rooms for service personnel, bookstore, cafe and rooms for student organizations are designed. On the 6th floor there are necessary technical rooms for the building to function. On the underground floor there are underground parking and book storage rooms. The new library building’s closed net area is 10650 m2 in all. Building construction works will begin immediately and according to the contract the new library will be ready in the summer of 2009.
