Planning/design works

In addition to classic design and construction services, Oma Ehitaja offers its services as a consultant in preparation works and project management, during the early stages of the realisation of the client’s business idea, which means in the preconstruction period.

Planning management

A contract of authorisation will be signed between Oma Ehitaja and the client. According to that contract, Oma Ehitaja will conduct the necessary preliminary works. The works should be done within  the time limits agreed with the client. The necessary preliminary works are:

  • Finding out any restrictions applying to usage, as well as building restrictions applying to the site (the feasibility study of a business plan)
  • To institute and compile detailed planning and manage the implementation, if necessary
  • Drawing up the initial task and draft plan of the project
  • Estimating the different building costs for different solutions
  • Contracting the necessary surveys and measuring (geodesy, geology, etc.)
  • To clarify the energy resources and organise technical conditions for obtaining technical communications
  • Obtaining the design conditions, carrying out  design works appropriate to the basic project together with obtaining a building permit, and also determining  the costs of building and conceptual design.

The authorisation fee will be agreed between the client and Oma Ehitaja as a total amount payment depending on the volume of works and the duration of preparation works. Oma Ehitaja is obliged to do all the operations necessary to allow for the  performance of  the intended project economically, with quality and as fast as possible, and at the same time adhering to the client’s instructions.
